FOR SALE OR LEASE.

THE undersigned Committee of Stockholders, being duly authorized, will receive sealed Proposals until the 1st March, 1848, for the sale, or lease (for a term not exceeding 7 years from the 31st December, 1848,) of this very desirable property, situated in the Metropolis of the State, at the head of tide water, immediately upon and near the terminus of the James River & Kanawha Canal, which is about to be connected with the shipping on tide-water – containing about 3 acres of Land, upon which stands a

ROLLING MILL,

Of brick, 70x140 feet, with a water-wheel 21 feet diameter, entitled to 300 cubic inches of water from the James River canal, driving a train of Merchant and Guide Rolls on one side, and Puddle and Sheet Rolls on the other. 9 Puddling and 2 Heating Furnaces; Refinery with Blowing Cylinder, &c. complete; a LATHE for turning Rolls, entitled to 120 cubic inches of water from same canal, driving a separate water-wheel – the whole water rent for both wheels $900; a FOUNDRY, of brick, 50x110 feet; a PATTERN SHOP 40x120 feet, with an assortment of models, a BORING MILL with five Beds for boring Cannon, with Lathes for turning; Plaining and Drilling Machines, &c. &c. necessary for a finishing shop; an AIR FURNACE for casting cannon, with the necessary ovens for drying Moulds, Cranes, Flasks, Ladles, &c. usual in a Foundry, and a CUPOLA of good size, together with comfortable quarters for some 20 small families. On the canal and waters connected with it, there are extensive Furnaces, manufacturing any required quantity of the best Pig Metal. Bituminous coal in abundance, of excellent quality, immediately in the vicinity of the Works; all combining to render it one of the most desirable establishments of the kind in the country.

The present Lessee has operated it with signal success for the last four years, and it is not doubted it will continue to yield large profits in judicious hands.

TERMS OF SALE – One-fourth cash; balance in 1, 2 and 3 years, carrying interest from date of possession.
